Essential Job Functions

  • Funds for up to eight Closers

  • Pulls daily reports to ensure all loans are being reviewed for funding

  • Calls settlement agents daily on loans that are funding to introduce as the Funder

  • Verifies with the settlement agent the time the loan is scheduled to close/fund as well as a valid email address to send their funding worksheet

  • Updates MS Outlook calendar with the name of the file and time/day it is scheduled to close/fund

  • Reviews all files for funding and completes a funding worksheet for each loan with loan specific conditions required to authorize disbursement

  • Emails the funding worksheet to the settlement agent, LO, Processor and Closer (personas found in Encompass LP1 or LP2)

  • Reviews closing documents required to issue funding authorization to verify the documents are executed and dated correctly. Ensures notary seals are valid and notary dates do not differ from borrower’s dates.

  • Ensures dates on the closing documents match up with the final HUD1 executed at closing

  • Ensures final HUD1 executed at closing matches the approved HUD1 for signing

  • Follows all closing/funding requirements set forth in training

  • Sends funding authorization, including a funding number specific to them, along with the amount of the wire the agent should receive

  • Documents the funding authorization in the Doc Signing Milestone under the Milestone Comments and date stamp; documents the conversation log

  • Reviews files applicable for table-funding prior to and after documents are signed

  • Ensures all funding conditions have been uploaded into the eFolder under “Funding Documents”

  • Keeps a log of all loans funded in an Excel spreadsheet

  • Sends documents needing sales’ signatures out after closing and ensures they are placed in the file for post-closing

  • Assist with post-closing steps, as need

Required Knowledge and Experience

  • Basic knowledge and understanding of Encompass

  • Solid knowledge and understanding of customer service and intrapersonal best practices

  • Solid knowledge and understanding of 2010 Real Estate Settlement Procedures Act (RESPA) requirements

  • Solid knowledge and understanding of closing requirements for multiple products in multiple states

Required Education and Experience

  • High School diploma or equivalency degree

  • 2+ years of general mortgage banking preferred

  • Demonstrated experience with Encompass preferred

  • Demonstrated experience effectively managing relationships with internal and external partners

  • Demonstrated experience working in a fast paced and changing environment

  • Demonstrated experience with attention to detail, written and oral communication, time management, multi- tasking, and working in a team atmosphere adhering to tight deadlines

  • Demonstrated experience with MS Office software products specifically Excel

Physical Environment

  • This position is primarily a work remote position

  • This position involves extended periods of time sitting at a computer in a desk

  • Local travel may be required for company or career-related meetings, programs, or events
